 Village Krásný les

The small village of Krásný Les with less than five hundred inhabitants is located in the Frýdlantský výběžek, which is bordered by the Jizera Mountains to the south and the Czech-Polish border to the west, north and east. The town of Frýdlant is located less than 5 km away and is the administrative centre of the entire Frýdlantský výběžek. The proximity of the town now provides the necessary material security for a peaceful and relaxing holiday. Supermarkets with weekend opening, restaurants, shops and even a medical emergency, everything is good to have within reasonable reach for peace of mind.

In Krásné L es itself, there is a roughly half-and-half mix of permanently inhabited and recreational properties. One almost ruined property became another "weekend" cottage in 2020. The owners have created a truly comfortable and pleasant place to escape the big city. The fact that they decided to build the cottage here and did it for themselves can be seen at every step. It is evident in the layout, concept, design and, last but not least, in the many practical solutions based on the need to spend free time without unnecessary complications. And they have succeeded more than well in this. But as is sometimes the case in life, life plans can change.

Ground floor

During the renovation, the owners placed great emphasis on providing enough comfort and privacy for themselves and their guests. The ground floor is dominated by a large common area with a kitchen island, a space reserved for a large dining table and a relaxation area right next to the beautiful fireplace. From this main room, you can also enter the garden directly to the hot tub. The stairs leading to the living attic end here. Everything is very well thought out and practical. Thanks to this, after a bath, you do not have to walk around the whole house in a bathrobe and walk through the common room, but you can comfortably run up to your attic room. For the convenience of guests, another separate toilet has been made on the ground floor. The toilet is located in the entrance hall, which separates the common area from the bedroom on the ground floor.

The lower bedroom with a separate bathroom and toilet was reserved for the owners. The bathroom with vaulted ceilings and a chosen design looks very welcoming and decent. There is nothing to criticize in terms of practicality. A sufficiently large shower, two separate sinks, space for a washing machine and the technical facilities of the house (water treatment plant, boiler, electric boiler), and yet it does not give the impression of being cramped. You definitely do not have to regret the absence of a bathtub, because you have an amazing whirlpool hot tube outside, which an ordinary bathtub cannot easily match. The bedroom itself is equipped with a large double bed and a niche used as a storage space for clothes.

The cottage has been used as a place for year-round recreation. However, it was designed so that any length of stay is always about relaxation and not about worries about its operation. If you are not in the mood to heat in a fireplace stove with a heat exchanger connected to the entire heating circuit of the house in winter, you can heat the entire house with an electric boiler. It is a very uncomplicated and trouble-free device, as is an electric boiler for heating water. The heating can also be controlled via a mobile application, so in winter, if you wish, you will be greeted by a pleasantly warm cottage upon arrival. You certainly won't want to miss warming up in the fireplace stove in the evening. Pleasant radiant heat, crackling wood and the smell of fire will perfectly complete the atmosphere of an already cozy interior.

I must also mention the really good kitchen. You will find everything you expect and are used to. Induction hob, fan oven, combined fridge, microwave... and of course a dishwasher with a great feature. The dishwasher opens itself after it has finished washing. If there are still a few dishes to wash at the end of your stay, you don't have to worry about them. Just put them in the dishwasher and go home. When you return, they will be dry and waiting for you in the dishwasher. Great!

Attic

Three bedrooms, a bathroom with a toilet and a landing with storage space. This is how the attic could be briefly described. You can certainly see for yourself how magical it looks here from the photos or a virtual tour. But I can't help but mention a few basic parameters. The master bedroom in the attic is the largest bedroom in the whole house, with its approx. 22 m2. Like all the others, there is a double bed, a free-standing wardrobe and a desk. If necessary, all the beds can be made into single beds. The other two bedrooms are smaller, but with their approx. 14 m2 they will still provide a haven for two people. The bathroom with a shower and toilet is located in the middle of the floor and is equally accessible from each of the bedrooms. There is a spacious chest of drawers on the landing for storing various items, such as bed linen.

Just like on the ground floor, there are beautiful wooden floors, elegantly hidden remote-controlled LED lights and windows with internal blackout blinds. The owners also had preparations made for air conditioning during the renovation. But until now, the natural shading of the house by the tall greenery has been sufficient in the summer.

Gardens

The garden has a total area of 2072 m2. The built-up area of the house is another 104 m2. This is therefore a very spacious plot of land for possible further construction. This is also encouraged by the fact that the back garden is kept as a separate plot and there is a drawing of a demolished building on it. But more about this plot later.

The garden surrounding the house is pleasantly flat and full of greenery. The patio with outdoor seating adjoining the house is shaded by a majestic ash tree and the garden has solitary trees and shrubs as well as created backdrops. The lawn is nicely and tastefully maintained. Everything in the garden, but also with the house, harmonizes pleasantly. It never occurred to me during my visits here that anything needed to be changed.

The local stream Řasnice flows along the border of the garden, lending it a unique atmosphere. Of course, you may be concerned about the risk of flooding in connection with the stream. And yes, you will also read in historical sources that this stream can be quite wild. And yes, we are in a flood zone. It could not be otherwise with the stream on the border of the plot. During the biggest floods in the Czech Republic, its level reached the level of the garden and partially flooded the garden. However, the house has not been flooded during the entire ownership of the current owners. This property is insurable against floods for the insurance company and is of course permanently insured. Personally, I think that this is a bearable risk in exchange for such a unique and beautiful place for a cottage.

Land with potential

The garden, which you will have on your right hand when you arrive, is registered in the land registry under parcel number 221 with an area of 591 m2 as permanent grassland. There was a building on it with a built-up area of 134 m2 (listed in the CN as other area). In total, the land area is 725 m2. And that is enough space for the implementation of some additional buildings to the cottage. What about a sauna, a summer cottage, a garden house for children, covered parking...?

The land could be connected to electricity or completely independent. Across the road, there is already a distribution box prepared for this purpose on the high-voltage power pole. You can also have your own water, as there is a second well. Or this garden will certainly serve you well, just as it has so far been a great place to grill sausages. Whatever you decide, the garden is part of the sale.

Technical equipment and facilities

Much has already been said about the technical equipment, but let me add to it and summarize it here.

A predominantly stone building without a basement, with a rectangular floor plan of approximately 13.5 mx 7.5 m, originally dating from the beginning of the 20th century. The house has a building code and is listed in the National Register as a family recreation facility. It has a gable roof with a pattern imitating slate. The windows are wooden and have insulating double glazing.

Water is provided by a private well with a water treatment plant to ensure its appropriate quality. Wastewater is handled by a three-chamber septic tank with a drain located in the garden. Heating is provided by an electric boiler and a fireplace stove with a hot water exchanger - led to radiators. A 160 l electric boiler provides DHW heating. Air conditioning is pre-prepared in the attic with infrastructure in all bedrooms. Electricity is 230V and 400V. Internet is conducted by air, optics are reportedly already being prepared. The garage/workshop for a car is not big enough, but that was not even considered. It serves as a storage space for everything needed for garden maintenance, and then for seasonal sports equipment, which you can really enjoy here to your heart's content - bicycles, skis, cross-country skis...

The garden also features many other practical features, such as outdoor water taps for watering the garden, outdoor electrical outlets, a hot tub with a whirlpool, and a patio with outdoor seating.

But what really excited me was the possibility of having access to a nearby, really nearby, sports field in the grounds of the local kindergarten by arrangement. A tennis court, a five-a-side football pitch, outdoor table tennis, children's climbing frames, a sandpit, all of this can be had right at your fingertips. All of this combined with a wide range of local options for summer and winter outdoor activities makes this cottage a truly multifunctional and 100% year-round recreational golden grail.
